Run from Leaders Boasting Zillow Flex Don’t walk! Run from leaders boasting about their Zillow Flex accounts. Remember that old headline to a listing description? Here’s the truth. Zillow Flex works for two people and two people only: the team leader and Zillow. Zillow produces leads to a team leader who builds out systems to get these buyers in the door right away. Literally, right away. On the buyer’s schedule, at all times, someone can be there to open the door. That’s where the individual agent comes in. To open the door. Team leaders at the big box companies are so short sighted and are sacrificing their agents’ future for a short term gain. The team leader wins immensely. It’s brilliant, actually. Prior to Zillow Flex, agents had to fork over $10,000s of dollars to get these leads, every month. Now, Zillow has them pay on the back end of the deal so there’s no up-front cost to the lead. Here’s the problem: what’s left for the agent actually doing the work. Zillow takes anywhere from 35%-42.5% of the commission, the team leader takes another huge chunk, then the brokerage takes a chunk. I’ve met with agents who said they make as little as 15% of the deal! 15%! The average cut at the end seems to be in the 25%-35% of the total commission. So for a $10,000 commission, that ends up in the $2,500-$3,500 range, THEN you have to pay taxes. Crazy. On top of that, the agents are not learning how to actually build a sustainable business. They are just opening doors, exactly what Zillow wants. Team leaders with this much short-sightedness should be avoided, not applauded.
